Meet Dominic Sergi of Clear Height Properties in River North

Today we’d like to introduce you to Dominic Sergi.

Dominic started his career in real estate at a young age. He remembers ripping out carpet and demolishing walls at 11 years old with his dad in an office building that his father owned. In high-school, he was cutting grass and picking up rent checks for some friends and families assets. In 2004 he went to work with Transwestern, further learning different aspects of the real estate business.

Since 2010, when Dominic founded Clear Height Properties, he has led his team to acquiring and developing over $200 million in assets. Dominic supports his Leadership Team, which oversees all aspects of the company’s integrated platform of acquisitions and asset management, property management and leasing and construction management. In the process, Clear Height has grown to 12 employees and continues to grow and expand.

Leveraging his diverse background and experience Dominic recognized a niche asset class that was undeserved and was screaming for professional management. Dominic established an acquisition criterion that focused on what he classifies as “sexy-flexy” or “incubator” buildings—facilities that are attractive too small to mid-size users/businesses that ultimately are likely to grow and expand.

The majority of the properties Clear Height Properties acquires and develops are multi-tenant suburban office and industrial properties targeted to the middle market—small to mid-size users. These buildings weren’t the most highly sought-after properties; in fact, people questioned the rationale for assembling this portfolio of properties when Dominic started Clear Height Properties. Dominic recognized that these types of assets in part serve as incubators for companies to grow and expand—until they need larger facilities, but also served as investments that provided significant cash flow and downside risk protection from the diverse and unconcentrated tenant-mix.

In hindsight, it was a fortuitous acquisition philosophy; one that has helped to distinguish the company.

Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Never a smooth road. We have been the underdog since day one, and having to prove the brokerage and investment community that we have the capability of competing and transacting. We’ve made missteps here in there with a few assets, but we always made sure our investor was protected, first and foremost.

Do you look back particularly fondly on any memories from childhood?
My dad driving me to my first real job at 14 years old every Saturday and Sunday to make pizzas.

For almost 6 weeks, every Saturday he drove me to downtown St. Charles, made me go into every store with my resume and ask for a job. Finally, after 6 weeks, this one guy gave me a shot making pizzas. The owner probably gave it to make solely on the fact that I think he knew I wasn’t going to stop coming back until he said yes.
